Zemljišče v skupni izmeri 13.897 m2 se nahaja v predmestju Celja, blizu stare vzhodne vpadnice in blizu priključka na avtocesto v katerem je zelo redka zazidava, na relativno dobri lokaciji. Od uvoza na avtocesto Maribor-Ljubljana je oddaljeno cca 1 km. Zemljišče spada v območje stanovanjske gradnje in spremljajočih dejavnosti. Približno na sredini zemljišča se nahaja gozd s posebnim pomenom, v območju katerega gradnja ni mogoča in se ga ne sme odstraniti, zato bo moral morebitni kupec to upoštevati pri pripravi svoje investicije.
